Preheat oven to 350 degrees.
Prepare a 9 x 13 inch baking dish.
Add butter in a saucepan over medium heat until it melts.
Take off the stove toa add sugar and graham cracker crumbs. Stir to mix.
Pour the mixture into the prepared baking dish.
Use a rubber spatula to spread the mixture evenly in the baking dish.
Bake at 350 degrees for 10 minutes. Check to see if the crust is firm.
Add coconut flakes and condensed milk in a large bowl. Stir to mix.
Pour into the baked crust, spreading to coat the entire crust. Return to the oven set at 350 degrees for 12 more minutes.
When done, remove from the oven and set aside to cool for 10 minutes.
Put the chocolate chips in a microwave safe bowl for 30 seconds.
Remove and stir the melted chips. Return to the microwave and heat in 10 second increments until melted. (Stir with a rubber spatula each time after returning it to the microwave.)
Add the chopped pecans to the melted chocolate.
Spread evenly over the cooled coconut layer.
Set aside to cool completely and melted chocolate sets.
